Expansion
The need for storage space and thus also for self storage services is constantly growing. For this reason, Top Box is also developing and expanding with new locations. Whether renovations or new construction, we build new warehouses for you and your possessions. We are characterized by modern warehouse complexes as well as first-class service and can thus gain more and more trust from our customers.

Location
Cities with more than 250,000 inhabitants (focus on Stuttgart, Munich, Berlin, Dresden, Leipzig, Nuremberg, Fuerth, Aachen, Bonn, Cologne, Frankfurt am Main, Dusseldorf). The population of the catchment area (10 minutes drive) must be at least 100,000. Locations should be close to residential areas with high population densities. Proximity to supermarkets or discounters, busy gas stations or fast food restaurants is advantageous. Pure industrial and business sites without high traffic are not suitable. Locations should be easily accessible by public and private transport. Easy to get in and out. Locations should be visible from all major access roads. Easily accessible by car, located directly on a busy road (preferably 4-lane, > 20,000 motor vehicles a day from 6 a.m. to 10 p.m.).
Plots
Plot size approx. 2,500 – 8,000 m² Plot size should be sufficient to build a facility with a gross floor area of 5,000 to 8,000 m². Locations to which all necessary supply infrastructures have been connected.
Portfolio properties:
We could also purchase existing buildings that can be converted into self-storage warehouse. This could be an existing office building as well as an industrial building that can be converted into a self-storage warehouse. The size of the building should be sufficient to create a self-storage facility with a gross floor area of 5,000 to 8,000 m². Existing multistory building with a reinforced concrete structure in good condition. Large floor areas over a maximum of 6 full floors. Ceiling height at least 2,50 m.
Acquisition strategy:
Acquisition of plots or existing buildings (transactions in assets) or company shares Lease (preferably with a buyback option). Floor load at least 500 kg/m².
